BUYER REPRESENTATION  Working with a Realtor to find and buy a property is a wise choice in today’s fast changing marketplace. First-time buyers entering the market, homes selling quickly in a hot market, the many pitfalls to watch out for and the many choices and important decisions to be made along the way are all good reasons to employ a professional to assist you and protect your interests. In recent years the Real Estate industry has come forward to clarify the various roles of Real Estate practitioners servicing the public. The most common role is “Listing Agency” whereby a homeowner contracts a broker to list and sell their property. Also recognizing the need home buyers have for professional help in finding and buying a home has brought forward the concept of Buyer Representation. IMPORTANT: By enlisting a Realtor to work for you as a Buyer’s Rep: - You are allowing a professional Real Estate practitioner to represent you and put your interests first and foremost into their work.
- You are assured your Realtor will work diligently and represent “you” as their client every step of the way.
- Your Buyer Rep will tell you everything they know about the home, property and neighbourhood that they are aware of that is relevant to the sale and the Vendor’s reason for selling.
- When you have found a home you are interested in you Buyer Rep can provide important info on wether the asking price offers good value.
- When you do make an offer you are authorizing and empowering your Agent to negotiate the best possible deal for you, including price and terms.
PLEASE NOTE: Only a contracted "Buyer Rep" can provide these services.* Logically, in return, the Agent expects your loyalty as a client. Usually your Buyer Rep is compensated by the Vendor through the Listing Agent for properties on MLS. If you purchase a home that is not listed by a Realtor your Buyer Rep usually will be compensated directly by the vendor. * If your Realtor is not working for you as a Buyer’s Rep, they are normally deemed to be sub-Agents of the Vendor offering you only “customer service” with restricted services.. |
